How much does window cleaning cost in Leicestershire? A price guide by house size
Most Leicestershire homes pay roughly £15 to £40 per regular window clean, depending on size and access. Pure Flex plans start from £35 per visit.
A regular window clean for a typical Leicestershire house costs roughly £15 to £40 per visit, with larger or harder-to-reach homes costing more. At Pure Flex, our plans start from £35 per visit, with a £10 online deposit that comes off your first invoice.
Nobody publishes an official price list for Leicestershire, so the best benchmarks are the national trade cost guides. Below we set out what they say, what moves a quote up or down, and what you get for the money.
Typical prices by house size
Checkatrade's window cleaning cost guide gives starting prices by property type:
- Terraced house or bungalow: from £30
- Semi-detached house: from £35
- Detached house: from £40
MyBuilder's price guide groups homes by size instead, and its ranges cover one-off cleans as well as regular rounds:
- Small home: £30 to £65
- Medium home: £40 to £75
- Large home: £50 to £90
MyBuilder also puts a regular, repeat clean at £15 to £30 per visit, and a one-off or deep clean at £30 to £60. That gap matters: the first visit to a house that hasn't been cleaned for a long time takes longer, so it usually costs more than the visits that follow.
Whether you live in a terrace in Leicester, a semi in Syston or a detached house in Quorn, expect your quote to fall somewhere in these ranges unless access is unusual.
What changes the price
Two houses with the same number of bedrooms can get quite different quotes. According to Checkatrade, the main factors are:
- The height of the windows
- The size and type of property
- The number of rooms
- Location
- The time the job takes
- How easy the windows are to reach
- Whether sills and frames are included
In practice, the things that add most are extras such as a conservatory, windows above an extension or flat roof, and locked side gates that stop the cleaner reaching the back of the house. Checkatrade puts the average window cleaner's rate at around £25 to £40 an hour, so anything that adds time adds cost.
Regular cleans versus one-offs
A regular round is nearly always cheaper per visit than a one-off. The glass and frames never get badly soiled, so each visit is quicker, and the cleaner can plan your street into a route.

What Pure Flex charges
We keep our pricing simple, with three plans and no contract:
- Essential, from £35 per visit: all external glass, frames and sills, cleaned with a pure-water reach and wash system. You get a text the night before and pay online after each visit.
- Plus, from £35 per visit: everything in Essential, plus doors, door frames and the garage door, conservatory roof and glass, and solar panels rinsed twice a year.
- Complete, from £44 per visit: everything in Plus, plus gutters cleared twice a year, fascias, soffits and gutter fronts washed, priority booking and an annual exterior check.
Every plan takes a £10 deposit online, which is taken off your first invoice, and you can cancel at any time. These are "from" prices, so a large or awkward property may be quoted higher. You can see the plans and book online, or read more about our domestic window cleaning service.
How to compare quotes fairly
The cheapest quote isn't always the best value. Before you compare prices, check that each one covers the same things:
- Are frames and sills included, or glass only?
- Are the conservatory, doors and garage door included?
- Is the cleaner insured?
- How do you pay, and will you be told before each visit?
- Can upper windows be reached safely from the ground?
On the last point, our pure-water poles reach up to about 20 m, so most houses are cleaned from the ground without ladders. Pure Flex is fully insured and DBS checked, our operators are trained to the Federation of Window Cleaners standard, and we are SafeContractor approved and IPAF registered. We hold a 4.8 rating on Trustpilot.
Getting an exact price
Price guides give you a sensible range, but only a quote for your own property gives you a figure. For a standard house, booking a plan online is the quickest route. For larger homes, commercial buildings, or anything with difficult access, book a survey and we'll give you a clear price before any work starts. We cover Sileby, Loughborough, Leicester and the surrounding towns and villages.
